A long stalled housing site in Cadishead is finally set for development after planners approved a new affordable scheme, marking a breakthrough after years of failed proposals.
Salford City Council has granted permission for Breck Homes to build 49 homes on the former Lion pub site off Green Lane, a two acre brownfield plot that has remained vacant through multiple redevelopment attempts.
The scheme, to be delivered in partnership with ForHousing, will be made up entirely of affordable homes. Plans include a mix of houses, apartments and maisonettes ranging from one to four bedrooms, alongside new public space and landscaping.
The approval follows two previous failed schemes. In 2024, a 51 apartment retirement development by McCarthy Stone was refused by council planners, who described it as overbearing and oppressive. That proposal came after an earlier 58 apartment scheme approved for Lane End Developments, which collapsed in 2023 before any work began.
Breck Homes, advised by Grimster Planning, has taken a different approach by working closely with the council and local stakeholders to secure approval for a scheme that better reflects local need.
Phil Dolan, North West managing director at Breck Homes, said construction could begin as early as June, bringing the long vacant site back into use.
He said the development would deliver much needed affordable housing while improving the surrounding area, pointing to strong demand for high quality homes in Cadishead.
ForHousing’s executive director of investment and growth, Clare Tostevin, said the project would create new opportunities for the community by offering a range of affordable housing options.
The decision marks a significant step forward for a site that has become symbolic of stalled regeneration in Cadishead, with work now expected to begin within weeks.
