Salford-based housing association Salix Homes has unveiled a new three-year corporate plan, “The Salix Way”, outlining its ambitions to deliver safe, sustainable and high-quality homes while supporting residents and communities across the city.
The plan sets out a long-term vision focused on going beyond simply providing affordable housing, with a commitment to helping customers and colleagues reach their full potential and ensuring services deliver meaningful impact for local communities.
It comes at a time when the housing sector is facing mounting pressures, including the cost-of-living crisis, a shortage of affordable homes, tighter regulation and the ongoing effects of climate change.
Salix Homes says it will respond by modernising its operations, delivering greater value for money and continuing to provide a housing service the city can be proud of.
At the heart of the strategy are five key themes: Our Customers, Our Colleagues, Our Homes, Our Communities and Our Business – each setting out clear priorities for the years ahead.
The launch also marks the first anniversary of Chief Executive Liam Turner, who said:
“The Salix Way is more than a plan – it captures the way we do things at Salix Homes. It’s built into how we work, how we make decisions, and how we deliver for our customers, colleagues and communities every day.
“As my first corporate plan as Chief Executive, it marks an important milestone for both myself, and for Salix Homes. It has been shaped collaboratively with our Board, our customers, and colleagues across the organisation to reflect a shared vision and deep commitment to the people and communities we serve.
“Our focus is clear – we want our customers to feel valued and supported, our homes to be safe and sustainable, our colleagues to be empowered and successful, and our neighbourhoods to be places where people feel connected and proud to live.”
The plan builds on more than a decade of progress since Salix Homes became a standalone housing association in 2015 following a stock transfer from Salford City Council.
Since then, the organisation has delivered 560 new homes and invested more than £235 million into housing and community improvements. It also achieved the highest C1 Consumer grading from the Regulator of Social Housing, recognising the quality of its homes and services.
Martin Warhurst, Chair of the Board, added:
“The Salix Way marks the next chapter in the Salix Homes story, building on the progress we’ve made so far.
“As Chair of the Board, I’m proud of how we’ve helped shape this plan, bringing together the insights of Board members, customers and colleagues to create a clear roadmap that will continue driving real impact for our people and communities across Salford.”
The launch coincides with a milestone year for Salford, which is celebrating its centenary. Reflecting the theme of “100”, Salix Homes is set to complete 100 new affordable homes this summer at its Willohaus development.
Built to Passivhaus standards – considered the gold standard in energy efficiency – the homes highlight the organisation’s commitment to sustainable, future-proof housing for local residents.
